A garage door is the largest opening in most Miami Beach homes, and the gap around it is where humidity, salt air and heat get in. Along the Collins Avenue corridor the air carries salt that settles on the bottom rubber, the aluminium retainer and the door's steel hardware, and the moisture that comes with it starts surface rust on the track, hinges and springs long before an inland door shows the same wear. Indoors, that same damp air turns a garage into a musty, mould-friendly space and, where the garage shares a wall or ceiling with living space, it quietly adds to the load on your air conditioning.

We seal the whole perimeter rather than only the obvious gap under the door. That means fitting the correct bottom rubber for your door, whether T-style, U-style or bulb seal, into a straight aluminium retainer, checking that retainer for the dents, splits and rust that let the seal ride open in the middle, and setting the door so the rubber contacts the slab evenly across its full width. Jamb seals or brush weatherstripping close the sides, a header seal runs across the top, and a threshold section handles a slab that has settled or an apron that slopes away. On the inside we can add insulated panels or a reflective barrier to your existing door, or supply a fully insulated door with a stated R-value.

Sealing only works when the door itself is set up properly. A door that is out of balance, leaning on one cable, or running on worn rollers and a bent track does not sit square in the opening, and any seal fitted to it will pull away at one corner within weeks. We therefore check springs, cables, rollers, hinges and track alignment first and correct anything that stops the door closing flat on the floor, then complete the sealing and insulation work.
